F&B Kitchen Compliance Checklist: NEA Grease Trap Regulations, Cleaning Frequencies, and Why Bio-Enzymes Alone Won't Prevent Fatbergs It is 8 PM on a Friday, the kitchen is at full tilt, and greasy black water is rising out of the floor trap into the prep area. Or worse — the smell reaches the dining room first, and the one-star reviews arrive before the weekend is over. Both scenarios are staples of Singapore F&B owner groups, and both trace back to the same neglected box under the kitchen floor: the grease trap. What the regulations actually expect of you Singapore's used-water regulations require F&B premises to discharge through a properly maintained grease trap (interceptor), and NEA's hygiene regime holds licensees responsible for the condition of their premises — including grease accumulation. In practice, inspectors look for three things: a trap that is actually being cleaned (not just present), baffle plates free of hardened buildup, and evidence of proper disposal. Operators have reported warning letters where the previous cleaning contractor skipped the baffles and left no disposal documentation. There is also a legal dimension many owners miss: extracted grease is controlled waste. If a rogue contractor dumps it into a storm drain — a real enforcement scenario under PUB's used-water rules — the liability can land on you, the premise owner. Always use a licensed waste collector and keep the disposal manifests. How often should a grease trap be cleaned? There is no single magic interval, but there is a reliable logic: cleaning frequency follows grease load. As a working guide: - High-volume, heavy-frying kitchens (fast food, zi char, fried chicken): every 2–4 weeks. - Medium-load restaurants and cafés: monthly. - Light-load operations (bakeries, beverage kiosks): every 1–3 months. The operational test: if the grease and sludge layer exceeds roughly a quarter of the trap's depth, you are overdue — regardless of what the calendar says. Mall tenants should also check their lease: mall management commonly mandates minimum frequencies, and repeated overflow into the shared grease stack has led to threats of water-supply disconnection for errant tenants. Why bio-enzymes alone will not save you Enzyme dosing systems have their place — they slow grease accumulation and control odour between cleanings. But they digest, they do not remove. F&B operators describe spending hundreds a month on automated dosing, only to find, months later, rock-solid fatbergs choking the main line. Solids settle, baffles foul, and the inorganic fraction of kitchen waste does not care about enzymes. Physical desludging — vacuum extraction of the full contents, scraping of baffles, and flushing — remains mandatory. Think of enzymes as brushing your teeth; desludging is the dental scaling you still need. Why your dishwashers can't just scoop it Manual skimming removes the floating grease layer and nothing else. The compacted bottom sludge and the baffle plates — the parts inspectors actually check — stay exactly where they are. Worse, partial scooping without proper disposal creates the illegal-dumping risk described above. What a professional clean actually involves A proper desludging visit looks like this: the team arrives after closing, isolates the trap, vacuum-extracts the full contents (grease cap, wastewater and bottom sludge), scrapes and degreases the baffle plates and walls, flushes the inlet and outlet lines, and checks flow before leaving. You receive a service report and a disposal manifest. The whole process is typically done within one to two hours, and — critically — the odour never reaches your dining room because your diners are long gone. The cost of getting it wrong NEA's demerit point system means hygiene failures accumulate toward suspension. Operators know the arithmetic: a forced two-week closure costs far more than years of scheduled cleaning. Add the reputational damage of a smell-driven one-star review wave, and preventive maintenance is the cheapest insurance an F&B business can buy. The operators who never face a Friday-night overflow are not lucky — they are simply on a schedule, with a contractor who shows up and paperwork they can produce on demand. Your compliance checklist - Cleaning scheduled at a frequency matched to your grease load, in writing. - After-hours service so odour never reaches diners — and a contractor who actually shows up (2 AM no-shows with staff waiting are a recurring complaint in operator groups). - Full vacuum desludging including baffles, not surface skimming. - Disposal manifest from a licensed collector, filed for inspection. - A service record you can produce when NEA or mall management asks. How AOT handles this Alpha & Omega Trinity is one of Singapore's few contractors holding PUB plumber licence WS16882018, EMA electrical licensing, BCA L1 registration (ME01/ME06/ME12), and bizSAFE Level 3 — so one accountable, fully licensed team handles the job end to end. Alpha & Omega Trinity provides scheduled after-hours grease trap desludging for F&B outlets — full vacuum extraction, baffle cleaning, and documented disposal through licensed channels, so you have a manifest ready for any inspection. As a BCA-registered, bizSAFE Level 3 contractor, we also meet the access requirements of mall and commercial building management. To set up a compliance-grade cleaning schedule, WhatsApp or call +65 8151 8857. We operate Monday to Saturday, 8:00 AM to 5:00 PM (closed Sundays). Frequently Asked Questions How often must F&B grease traps be cleaned in Singapore? PUB requires grease traps at food establishments to be maintained so that discharge meets trade-effluent limits — in practice, most F&B premises need cleaning every 1–4 weeks depending on volume. Neglect causes chokes, odours, and non-compliance. AOT provides scheduled grease trap servicing with disposal documentation for your NEA/PUB records. What happens during a PUB or NEA inspection of my kitchen's grease trap? Inspectors check that the trap is correctly sized, regularly maintained, and that discharge meets limits. Keeping service records is essential. AOT's scheduled maintenance includes service logs you can present on inspection, and our team advises on trap sizing if your kitchen volume has grown.
